The questions we get asked most about custom homes and new builds.

Q. Do I need my own architect?
No — our design & construct model includes architecture, engineering, and approvals under one contract. You can also bring your own architect; we'll work alongside them.
Q. Is $1,200/m² the full cost?
It's our starting rate for a standard spec home. The final rate depends on design complexity, site conditions, and finish level. We give you a fixed price before you sign.
Q. How long does council approval take?
DA approval typically takes 3–6 months in Sydney. We submit CDC (complying development) where eligible to reduce that to 3–6 weeks.
Q. Can you build on a sloping or difficult site?
Yes — we have experience with steeply sloping sites, narrow lots, and difficult access. We assess this in the site visit and quote it accurately.
Q. What happens if there are cost blowouts?
There aren't — it's a fixed-price contract. If you change the scope we agree on a variation form first. The original price doesn't change unless you change the scope.
Q. Do you handle the knockdown?
Yes — demolition, asbestos removal (if required), and site preparation are included in the full-build contract.
